Every field traces to its source
Nothing appears on a form without a visible answer behind it. You review field by field, and each one tells you which intake answer, document or entry of yours produced it.
The dates are computed, not guessed
Calendar-day counting that excludes the event day, 11:59 p.m. Central expiry, business-day counting with the Wisconsin and federal holiday exclusions, delivery-method-dependent start dates, and the closing-date roll. Plain code, exhaustively tested, with the derivation stored next to every date.
Forms are tracked by revision
Each form is pinned to its revision date and status. When a revision becomes mandatory, the change is caught by a drift guard rather than by a transaction going wrong.
Extraction quotes its source
Terms read out of an inbound offer or counter carry the verbatim quote, the page and line, and a confidence value. Nothing updates a deadline or a contract term until you confirm it.

- It does not write legal language. Not a clause, not an addendum, not an explanation of what a provision means.
- It does not fill or default any term that allocates risk or money. Price, compensation, contingencies and term length are yours.
- It does not tell you which offer to accept, or recommend a list price or a price reduction. It computes the arithmetic and shows you the comparison.
- It does not send anything to a client or a cooperating agent without your approval.
- It does not describe people, neighbourhood demographics, or an ideal buyer in any marketing copy it drafts.
Any additional provision language is yours to supply. Load your office's own attorney-reviewed text and it stays versioned to you and is never shared with another office.
Before you start
Questions worth asking.
- Is this a brokerage?
- No. It is software you use inside your own brokerage, under your own licence and your own supervision.
- Do I need both sides?
- No. Buyer-side and seller-side are separate subscriptions on one login. Most Wisconsin agents run both, so the two work as one product when you have them — but either stands alone.
- Who can approve a document?
- Only an actor holding the licensee role. A transaction coordinator can prepare and route work; they cannot approve a legal document.
- What happens if my payment fails?
- The account degrades to read-only. You can always retrieve your transaction records — being locked out of your own file during a live deal is not an acceptable outcome.
- Where does my data go?
- Into storage scoped to your account and enforced at the database, not by application code that has to remember. Your files are never used to train models and never pooled with another agent's.
